Our company manages apartment blocks for private freeholders and residents associations. We understand that every estate is different and needs a tailored management plan in place to ensure the very highest of standards are achieved.
All of our dedicated maintenance contractors are approved and carry out only quality maintenance works, including landscaping, cleaning, decorating and much more, and we offer only the highest of standards. We obtain no less than three quotes before we give the go-ahead on any works to be done, and only make payment when we are satisfied that all is in order.
We aim, year on year, to get the best contracted prices on window cleaning, gutter maintenance, landscaping and cleaning, without compromising on the standards residents expect. We visit all sites on a regular basis to ensure that all tasks have been carried out to a high standard, and all of our maintenance contractors sign onsite time sheets for all residents to see.
With experience over the years, we understand that leaseholders need different payment options in order to pay their service charges. Because of this, we offer as standard the option of paying monthly by standing order, by cheque or making payments online. We also offer tailored payment plans such as quarterly payments to suit the needs of leaseholders.
We endeavour to set up payment plans on service charge debts and manage to get excellent results in-house, but there are times where we have no alternative but to pass the debt to a debt recovery agent. We use only a reputable recognised organization to recover debt on the estates behalf.
The Shires Estate Management Ltd offers complete transparency in accounting, and each development has its own named bank account, main account and service charge account that can be viewed by appointment. All of our estates have their accounts audited at year end by independent accountants. We will supply copies of bills, but we are obliged under the Commonhold & Leasehold Reform Act 2002 to charge for preparing such copies. All directors and freeholders will receive copies on completion and we always bring full sets of accounts with us to resident meetings for viewing.
